BLACKBURN, LANCASHIRE — ARCHITECTURE ACROSS THE UKDISCUSS A PROJECT ↗
PROJECT 02 / BLACKBURN / PLANNING

21 Wilton Close.
The risk you inherit.

An extension built by a previous owner, enforcement action, privacy concerns and a client who needed a clear way forward.

THE SITUATION

Approval was missing.
The consequences were not.

After buying the property, the new owners faced an unauthorised rear extension, planning enforcement and neighbour concerns over overlooking and separation.

Permitted development rights were unavailable. The response required a careful understanding of the site, the planning position and the relationships with neighbours.

01Identify planning constraints and the existing development history.
02Address privacy and neighbour amenity concerns.
03Consult with the case officer and manage objections.
04Secure planning permission through a considered application.
THE LESSON

The best time to discover a planning problem is before you own it.

This project helped inspire our focus on early property risk: a professional review may identify warning signs before exchange, alongside—not instead of—conveyancing searches and legal advice.
