Planning permission concerns the acceptability of development in planning terms. But a project may also need to satisfy separate legal, safety, technical and ownership obligations.
Other questions to ask
Building Regulations. Does the proposed work require an application or inspection? Does it meet the applicable technical standards?
Listed building consent. Will work affect the character of a listed building, including historic fabric and sometimes internal alterations?
Party walls. Are there legal notices or procedures to follow when working on or near shared boundaries and structures?
Other consents. Trees, ecology, drainage, highways, covenants, structural safety and specialist approvals may also affect the route to construction.
The important distinction
A planning approval does not supersede other requirements. The right sequence depends on the location, building, ownership and scope. Obtain project-specific professional advice.
